Welcome to The Aegean Home. These Terms and Conditions govern your use of our services, including property viewings, real estate consultancy, and any related services provided by our team. By engaging with us and requesting property information or viewings, you agree to the following terms:
1. Purpose of Agreement
The Client agrees to view one or more properties introduced by The Aegean Home (hereafter “the Agency”) for the purpose of a potential purchase or rental.
Prior to property viewings, the Client may be required to sign a Property Viewing Agreement, which formalizes the arrangement and protects the interests of all parties.
To proceed with a property indication, the Client must present valid identification (such as a national ID or tax identification number), which will be recorded in the property viewing register.
2. Property Disclosure
All property-related information shared by the Agency — including but not limited to property addresses, photographs, pricing, floorplans, owner or seller details — is strictly confidential.
The Client agrees not to share, distribute, or disclose any of this information to third parties without prior written consent from the Agency.
3. Confidentiality & Non-Circumvention
The Client agrees not to contact property owners, landlords, sellers, or their representatives directly regarding any property introduced by the Agency.
All inquiries, negotiations, and communications must go through The Aegean Home.
In the event that the Client bypasses the Agency and directly contacts the property owner or enters into a transaction without Agency involvement, the Client will be considered in breach of these Terms and will be legally obligated to pay the Agency the full commission amount due as if the Agency had successfully brokered the transaction.
4. Commission
The Agency commission is payable by the Client upon successful conclusion of a transaction (purchase or rental), and is calculated as follows:

Property Purchases: [Insert agreed % commission, e.g. 2–3% of the final purchase price]

Property Rentals: [Insert agreed rate, e.g. one month’s rent or 50% of rent depending on contract duration]
The exact commission terms will be discussed and confirmed in writing prior to engagement.
In case of breach of agreement or circumvention of the Agency, the Client remains liable for the full commission.
5. Limitation of Liability
The Agency undertakes to provide accurate and up-to-date information as received from property owners or verified sources but is not liable for any inaccuracies, changes in availability, legal issues, or transactional outcomes beyond its control.
The Client is encouraged to conduct due diligence, including legal and technical property checks, with the support of professionals (such as lawyers, surveyors, or notaries) either independently or through services recommended by the Agency.
6. Governing Law
These Terms and Conditions shall be governed by and interpreted in accordance with the laws of the Hellenic Republic (Greece). Any disputes arising from or relating to the services of the Agency shall fall under the exclusive jurisdiction of the courts of Athens, Greece.
